July 6, 2026The iTaukei Land Trust Board (TLTB) is reminding all tenants leasing iTaukei land of the importance of complying with the terms and conditions of their lease agreements.
Tenants have an ongoing responsibility to ensure that all developments are carried out within the required timeframe and in accordance with the conditions of their lease. Where such changes to permitted use are proposed, tenants must notify TLTB and obtain the necessary regulatory approvals before proceeding. Moreover, all lease rentals must be paid within the stipulated times under the lease. Tenants are also required to comply with all applicable laws and regulations and cannot use land for unlawful purposes.
TLTB has identified numerous instances of breaches of lease conditions during routine inspections or when a tenant applies for consent to mortgage, transfer, sub-lease or applies for other lease-related approvals. In such cases, all breaches identified must be remedied first before TLTB can consider granting the requested consent.
TLTB shall not be responsible for any resultant delays tenants will face from their banks, lawyers, developers or regulatory authorities due to their own breaches of lease conditions and TLTB’s requirement to remedy those breaches.
Compliance with lease conditions is essential to protecting the interests of both landowners and tenants. Lease compliance ensures the proper administration of iTaukei land.
By working together with TLTB and adhering to lease requirements, tenants can safeguard their interests and ensure that consents applications with TLTB are dealt with in a timely manner.
